Buyers decide from the photos before they ever call

House hunting starts on a phone. A buyer scrolls past dozens of listings, and each one gets a few seconds. Dark rooms, tilted walls, a toilet seat up, a car in the driveway, a cover photo shot at noon with a blown-out sky. Any one of those is enough for a thumb to keep moving. The house might be great. The listing just didn't give it a chance.

Sellers feel this too. They've spent weeks cleaning, painting and staging, and then the photos make the place look smaller and dimmer than it is. Agents end up explaining the photos instead of the home. And once a listing has been sitting with weak photos, reshooting doesn't erase the first impression from the buyers who already skipped it.

We shoot the way buyers actually look at a home

We plan the photo set around the questions buyers ask: does the outside look cared for, is the kitchen updated, how big is the main bedroom, where does the light come from, what's the backyard like. Then we shoot to answer each one clearly. We keep verticals straight, balance window light with the interior so rooms look bright without looking fake, and deliver the set in the order a buyer would want to tour it.

01

A cover photo that earns the click

The first image does most of the work in search results. We plan the strongest exterior or feature shot deliberately, with the best light for that home's orientation.

02

True-to-life interiors

Straight lines, natural color and balanced window light. Rooms should look like themselves on their best day, not like a rendering.

03

Twilight when it fits

For homes with good exterior lighting, a big front window or a standout yard, a dusk shot can set a listing apart. We'll tell you honestly when it's worth adding.

04

Honest editing

We fix color, exposure and lens distortion. We don't remove permanent features like power lines or cracks, or add things that aren't there. Your MLS and your buyers both expect accuracy.

FAQ

Questions we get a lot

How should the home be prepared before the shoot?

Clear counters, hide personal items, put away pet bowls and trash cans, turn on every light, open blinds and move cars off the driveway. Make beds tightly and close toilet lids. We send a full checklist when you book, and it makes more difference than any edit.

When is twilight photography worth it?

When the home has something that glows: warm interior light through big windows, landscape or porch lighting, or a strong architectural front. On a plain exterior with few windows, the extra cost rarely pays off. We'll give you a straight answer for your listing.

Do you do virtual staging or sky replacement?

We can, as long as it's disclosed and doesn't misrepresent the property. Swapping a gray sky for blue is generally accepted. Changing permanent features, hiding damage or staging an empty room without labeling it can break MLS rules and mislead buyers, so we don't do that.

What if the weather isn't cooperating?

Interiors can be shot any time. Exteriors are tougher when the yard is gray or covered in snow. We'll plan around the forecast where we can, and if you have good photos from a warmer season, we'll talk about whether they can still be used accurately.
